Surprise is the fastest-growing corner of the Northwest Valley, anchored at Bell Road and Grand Avenue with master-planned subdivisions stretching west to Loop 303 and north toward Wittmann. Kevin lives in Surprise — he handles every in-home estimate on this side of the Valley, which is the only reason a binding flat figure on a 3-bed in Marley Park can be signed the same day.
Surprise Stadium Training Calendar
Surprise Stadium is the Royals and Rangers spring-training home, and February-into-March game days back up Bullard Avenue past Bell Road. Maggie pulls the schedule when she dispatches a Surprise load. We dawn-load when a game falls on a Saturday booking, or we route up Greenway Road instead of feeding Bullard.
- Kevin runs the in-home estimate (Surprise is his patch)
- Linda files HOA paperwork for Sun City Grand, Marley Park, Asante
- Maggie confirms the gate window and game-day re-route
- Dean or Carl loads at 6:30am from W Glendale Avenue
Sun City Grand 55-Plus Protocol
Sun City Grand is a 55-plus master-planned community on the north side of Surprise, and the COI requirements there are stricter than the standard Sun City paperwork. Carl runs Grand jobs — the patient downsizing pace matters as much as the binding flat number. The same approach drives the original Sun City and Sun City West markets.
“Carl walked my mom through every box at the Grand. No rush, no pressure, one written number she could read.” — Surprise daughter, May 2026
