Sun City West is the second wave of the Del Webb 55-plus build, opened in 1978 west of R.H. Johnson Boulevard and built out into the 1990s around the Beardsley and Stardust country club fairways. The 85375 ZIP has the same low-pitch tile-roof DNA as the original Sun City — older slider tracks, narrow side gates, golf-cart paths cutting between blocks — but the snowbird ratio runs even higher.
Stardust and Beardsley Course Homes
Course-front homes off Stardust and Beardsley back up to a fairway, which means the rear yard runs onto cart-path right-of-way. Carl walks the rear-gate clearance before any pad-wrapped piece comes through — cart-path width, sprinkler-head clearance, and Saturday tee-time windows all get checked at the estimate.

RH Johnson Center Logistics
Most of Sun City West routes back through the RH Johnson Boulevard spine, with Camino del Sol carrying the southern third. Carl owns this routing. He grew the playbook with the original Sun City crew, then carried it to Surprise Sun City Grand. The same patience runs every load.
