Why the Cycle Matters
The Sun City and Sun City West inbound stretch from October 12 through November 15 is the single busiest 35 days on our calendar. Returning households need the patio furniture pulled from storage on Tuesday, the four-poster bed walked in on Wednesday, and the grocery delivery slotted before Thursday afternoon. Miss one window and the chain backs up by a week.

The Six-Month Storage Block
Many of our snowbird households do not lift the patio set into a truck headed for Wisconsin every March. Coordinating the Summer-Home End
Most of our snowbird clients keep a summer place in Wisconsin, Minnesota, or the Pacific Northwest — Hayward, Brainerd, Door County, the Olympic Peninsula. Coordinating a load-out 1,800 miles away with a Sun City delivery window is where snowbird moves usually fall apart. Our practice: one ACE truck, one ACE crew, the whole route. Sun City 55-Plus Paperwork
Sun City and Sun City West are deed-restricted active-adult communities, which means the move date is not just a calendar entry — it is a paperwork chain. Below is what we handle so you do not.
HOA certificate of insurance
Sun City and Sun City West both require a current COI naming the community as additional insured. Linda files it 48 hours before the date.
Guard-gate registration
Bellaire and West-University gate guards need the truck plates, the driver name, and the unit number two days out. Maggie handles the dispatch sheet.
Common-area protection
Some Sun City buildings require Masonite floor runners in the lobby and the hallway. We carry a roll on every truck during inbound season.
55-plus identification
If the unit is in the resident’s name and a family member is meeting the truck, the gate needs a written authorization. Kevin sends the form with the estimate.
Ranch-Style Home Specifics
Most Sun City and Sun City West homes built between 1960 and 1985 are slab-on-grade ranch-style. The doorways run a narrow 32 inches, the hallways turn 90 degrees twice between the garage and the master, and the original master closet is rarely large enough for a king-size bed’s headboard. Dean Holloway, our Westside crew chief, has walked enough of them to call the angles from the truck.
- 32-inch doorway protocol: Sectional sofas and king mattresses come off the dolly and go vertical at the threshold. Padding stays on.
- Patio-slider entry: When the front door fails, the back-patio slider is our second route. Ace removes the screen track, lays Masonite, and stages the load through the Arizona room.
- Garage staging: Most Sun City garages double as the in-bound staging area — we drop the load into labeled zones so the homeowner can place at their own pace.
- HVAC vent clearance: Floor vents in 1970s ranch homes sit close to walls; we map the runs before the bed frames go in.
The March-April Outbound
The cycle flips in mid-March. By April 15 most of the Sun City binders are empty and the Wisconsin and Minnesota summer homes are full. Our outbound book is roughly two-thirds the size of the inbound book because most patio sets, beds, and seasonal storage stay in the Glendale bay — but the household-goods load itself follows the same I-94 or US-93 routing in reverse. Reach the office by January 30 to secure a March or April outbound date.
What to Book and When
